What size unit do you need for your business? We have units of all shapes and sizes.
We have over 20 different units ranging from 112 sq ft to 1,120 sq ft in size. Some have their own kitchens and toilets others use shared facilities. Sometimes moving to Harland Works is the first step for a business that started off in someone’s house. That was true for 4eyespatisserie. When they came here they had outgrown their home-base and needed more room. 3 years later and they have grown so fast they’ve outgrown the unit they had here and moved into a much larger one. It’s great to see their success - although we all miss the warm smell of butter and sugar drifting out of the bakery in the morning.
It was a similar story for Ares Landscape Architects whose unit here was their first in Sheffield, but they grew rapidly and now they are in city centre premises with further offices in London and Cheltenham.
Other tenants moved to Harland Works as part of a planned expansion either because they needed more room, or just a better fit for location or facilities.
For Flycheese it was important to have a location which was handy for their customers who lived this side of the city and couldn’t easily access their other studio at in North Sheffield at SoarWorks. Maz Ink didn’t move far when she brought her tattoo studio here, but she got a ground floor unit with windows on to our courtyard which she has transformed into a lovely peaceful and welcoming space to spend time while you get your tattoo.
Some tenants have even moved round the building as their needs changed - Blue Elephant pottery used to be in the space that became the bakery for 4eyespatisserie and is shortly to become an opticians practice for Eyeye and Norton Mayfield Architects used to be in the space that’s now a pottery …
So if you are a small business with particular requirements for your unit, the chances are that we may have come across something similar before, and are happy to do our best to accommodate you. Our leases are 4 years long with a break point at the mid way point, so we attract businesses who are at the stage where making a move into the right unit for them is an important part in their business’s success and they plan to stay for a while.
